A look at your local market over the past year or two: whether prices are rising, flat or falling, how many competing homes are for sale, how fast homes are selling, and how close sale prices come to list prices. It shows you and your agent where your home fits before you set the price.
Two estimates of how long it takes to sell, one looking back and one looking ahead. Both are based on how long comparable homes actually took to sell. See the explanation below.
These two sound alike, and both are measured in days or months on the market. They answer different questions, and your report covers both.
How long your home would have needed to be on the market, before the date of the appraisal, to sell at the appraised value. Appraisal standards (USPAP) require it for every market value opinion, because a value assumes the home had a reasonable amount of time to reach buyers.
Why it matters to you: it shows the value isn't a quick-sale price or a wishful one. It's the price a home like yours brings after normal market exposure.
How long it's likely to take to sell your home at the appraised value from the day it's listed, given the market right now: how many homes are competing, how fast they're selling, and which way prices are heading.
Why it matters to you: it helps you plan moving dates, carrying costs and price adjustments. If you list above the appraised value, expect it to take longer.
In a steady market the two are often close. When the market is speeding up or slowing down, they can differ, and that difference tells you something about where your local market is heading.
