Who we are

Superior Appraisal Services, Ltd. is a residential real estate appraisal firm in Chicago, Illinois. Appraisals are performed by Joseph M. Sanner, Illinois Certified Residential Real Estate Appraiser, License 556.004051. Contact: 773-370-3833 · joe@sannermail.com.

Information we collect

When a lender, appraisal management company or client assigns us an appraisal, or when you request a quote, we receive information needed to complete the assignment: names, property address, phone number, email address and access instructions. We use it only to schedule the property inspection, complete the appraisal and communicate about that assignment.

How we protect it

We do not sell, rent or share your personal information with third parties for their marketing.
Borrower and client information is never entered into open generative AI tools such as ChatGPT, Gemini or Copilot.
Appraisal work follows the Uniform Standards of Professional Appraisal Practice (USPAP), including its confidentiality requirements, and the confidentiality terms of our lender clients.

Text messaging (SMS) terms

Program: Superior Appraisal Services appointment messages.

What you'll receive: texts to schedule, confirm or reschedule the inspection for an appraisal of your property, and related questions about access. We do not send marketing or promotional texts.

Who receives them: borrowers, homeowners, real estate agents and lender contacts on an appraisal assignment, using the phone number provided to us by the ordering lender or by you for that assignment. You may also text us first.

Frequency: varies; usually 2 to 5 messages per appraisal.

Cost: message and data rates may apply.

Opt out: reply STOP at any time to stop receiving texts. You'll get one confirmation message and no further texts. Reply HELP for help, or call 773-370-3833.

Mobile information: mobile phone numbers and text messaging consent are not shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third parties.

Carriers are not liable for delayed or undelivered messages.

You can ask what information we hold about you or ask us to correct it by contacting joe@sannermail.com or 773-370-3833. Appraisal records are kept as required by USPAP and Illinois law.
